Mixed cleanliness: several guests note the property is clean ('Struttura pulita', 'Schoon'), but there are recurring hygiene concerns (stained bed sheets, cockroaches in a bathroom, black grout/joints) that lower the score.
Generally friendly and helpful staff and good laundry service are mentioned, though there are notable negative reports (unprofessional/unfriendly receptionist, restaurant staff not refilling breakfast or unable to operate equipment). Overall more positive than negative.
Consistently praised: excellent, very convenient location within walking distance of the train station and Malioboro (multiple languages reporting 'ottima posizione', 'deket dengan Malioboro', '駅まで近く').
Several complaints about small/outdated rooms and bathrooms (photos misleading, small bathroom, old furniture, squeaky beds), occasional stains on bedding and noisy nights/near cleaning staff; a few guests liked their rooms but negatives dominate.
Limited amenities: small pool (smaller than pictured), little evening lounge/terrace space and limited beverage options; positives include laundry service and strict non-smoking policy enforcement.
Mixed/low value perception: some guests felt the price did not match expectations ('Voor de prijs mag je meer verwachten'), and there are reports of extra breakfast charges despite bookings including breakfast.
Mixed breakfast feedback: several guests praise a varied/good breakfast, but many report disappointing quality, empty/understocked buffet items and limited choices at times; dinner/restaurant food also criticized by some.
Overall positive for short city stays: location and generally helpful staff drive strong overall satisfaction despite issues with breakfast, room condition and occasional noise; many guests find it a convenient choice for brief trips.

Highlight the friendliness of the staff, a perfect room for the price they offer and the included buffet breakfast was amazing. Perfect location, close to the main street but far enough away to not hear the noise. Highly recommended
The pool gets very few hours of sun during the day, but for what you're at the hotel for, it serves its purpose.

Breakfast could be more varied. The location of the hotel was excellent, Marlioboro and the train station are within walking distance.
