The pool is very nice and the rooms are comfortable
The bathrooms had quite a few bugs logical because they are open, and the accommodation does not take care of your luggage if you need it on the day of departure.

Noise, but not the fault of the establishment…

The pool is very nice. The open showers were very cool, the beds very comfortable. The staff is very friendly. The location is optimal, you can reach everything within Ubud on foot. It's a 15-minute walk to the Monkey Forest. Weyan is very nice and helpful.
The lower room was too noisy at night because you can hear street noise. The breakfast was ok, but a bit simple. You can hear the rooster from 3:30 in the morning and the frogs. The room with the sliding doors is not sealed, mosquitoes can come in, although we had few.

The location is great, it's a few streets back from the busy central area of Ubud (all within walking distance) so it has great access to everything without the noise and bustle. Lots of eating options and shops close by, coming and going was very easy. The size of the Villa and the pool is great, it's a really nice space, our family really enjoyed the pool. For how busy Ubud is, the vibe felt quite relaxed.
The property doesn't look quite as crisp as the photos. Some maintenance is needed, doors have dropped and rub, all plumbing fixtures were loose. Kitchen needs more glasses and mugs/cutlery. Privacy was an issue, we received too many visitors in the villa each morning, breakfast is delivered (which is lovely) typically by the property manager, who is very chatty, followed by the gardener and the land owner with her blessings. We got really caught out the first morning and didn't have quiet enjoyment of the villa. If this could be resolved that would be a good improvement. The signage on the roadside is quite weathered and no longer looks like the pictures sent, so the correct alleyway to the property was initially difficult to find.
