The owner is the nicest person, the place is quiet even though in the center. Everything is really near by foot. It was wonderful to see how the locals live. The breakfast was amazing.

I DO NOT recommend this property to anyone at all.
1) The property keeps running out of water in the bathroom throughout a day. I don’t understand why the property should still run business without reliable water supply!!! 2) There is no check-in instructions email or front desk or even a sign at the property. Good Luck if you can find the owner somewhere. 3) The property has chickens which make so much noise during very very early morning. 4) The property burns something with a lot of smoke in the morning, which you can smell in your room easily. 5) The owner keeps pushing his private tours since you check in. 6) The property locks the back of the front gate at night around 10 or 11pm. If you arrive or come back after that, you cannot even enter the property!!!

I was a bit cautious because of the comments I had read, but nothing like that. The family is very friendly and they welcome you very well, they also advise you and suggest what you can do in Ubud in a very polite way. The breakfasts were the best, very generous and delicious, a couple of days I had to leave very early and they were kind enough to get up even earlier to provide me with breakfast. Also, it is very well located and away from the hustle and bustle, it is true that cars do not enter there but the main road is no more than 100 meters away. Overall highly recommended, when I return to Ubud I will stay there again.
